“Eagle’s Grove”, a gated village in Kazakhstan, PrivateHouse developed an architectural code spanning two villa classes — Business+ and Premium — plus terraced townhouses, each expressed through a distinct architectural language: geometric forms for Business+, softer flowing lines for Premium. This is representative of how the studio’s residential architectural code carries a single design identity across several housing formats within one gated community architecture project.

The high-end residential typology covers five housing formats, from a 270 sqm townhouse to a 390 sqm Premium villa, with plots arranged to avoid direct sightlines between neighbouring homes — a density-and-privacy balance relevant to gated residential and resort villa architecture briefs across Saudi Arabia. Villa facade architecture throughout the project favours natural material architecture — stone, timber, render — over imitation finishes, consistent with contemporary villa design in the luxury segment.
